DiversiTech Pad Tie Down 4IN TDC-4

The DiversiTech TDC-4 is a 4 inch equipment pad tie down, securing a condensing unit or similar equipment to its supporting pad.

Tie downs address two distinct requirements. In high wind regions, building codes require outdoor mechanical equipment to be anchored against uplift and overturning, and a condensing unit sitting free on a pad is a significant hazard in a severe wind event: it becomes both a projectile and, once displaced, a source of refrigerant release and a torn electrical connection. Coastal and hurricane prone jurisdictions inspect for this specifically.

The second requirement is theft deterrence. Condenser theft is driven by scrap value, and units that are not anchored are considerably faster to remove. A tie down does not make theft impossible, but these thefts depend on speed, and anchoring shifts the calculation.

Correct installation requires the anchor to reach something capable of resisting the load. Fastening a tie down to a plastic pad that is itself sitting loose on soil accomplishes very little; the pad must be anchored to the ground, or the tie down taken through the pad to a ground anchor, so that the load path is continuous.

Check the local code requirement, since the required uplift resistance and the acceptable anchoring methods are specified rather than left to judgement.

Applications include residential and light commercial condensing units and heat pumps, particularly in high wind and coastal regions.
